A price that never moves
One nightly rate all year means underselling every peak weekend and sitting empty through the quiet ones. Most owners lose more here than to any management fee.

The honest version
The difference between a listing that ticks over and one that genuinely earns is rarely the property itself. It's three things, and they're all fixable.
01
One nightly rate all year means underselling every peak weekend and sitting empty through the quiet ones. Most owners lose more here than to any management fee.
02
Airbnb ranks on relevance, response speed and conversion. A listing written once at launch and never touched quietly slides down the results until the bookings stop.
03
Guests expect an answer in minutes. Miss them and your response rate drops, your ranking drops, and the booking goes to whoever replied first.
What we do
One service, taken end to end. You keep ownership and the final say on everything — we take the work.
Your title, description, amenities and settings rebuilt around how guests actually search. Better relevance means Airbnb shows your place to more of the right people — the cheapest bookings you will ever get.
Your nightly rate moves with real demand — school holidays, local events, competitor supply, day of week. A flat price leaves money on the table in peak weeks and empty nights in quiet ones.
The first photo decides whether anyone reads the rest. We arrange a professional shoot, stage the space and pick the sequence that turns browsers into bookings.
Every enquiry, question and mid-stay message answered within minutes, day or night, in your voice. Fast replies lift your response rating — and your ranking with it.
24/7Self check-in with door codes issued automatically, a digital house manual, and arrival instructions that land before the guest asks. No key handovers, no midnight phone calls.
A styling refresh through our designer network at trade rates. Well-designed spaces photograph better, review better and command a higher nightly rate.
Optional add-onPricing
We charge a share of what your property actually earns. If it doesn't book, we don't get paid — which keeps us pointed in the same direction as you.
Full management
16%average fee
Typically 15–18% of booking revenue, depending on the property, its location and how much hands-on work it needs.
No obligation. We'll tell you honestly if we're not the right fit.
Industry range shown for context; individual providers vary. Interior design is a separate optional add-on, quoted before any work begins.
The person behind it
“In Madagascar we say the baobab survives the dry season because of what's underneath it. Ten years of hosting is what's underneath this.”
I'm Heydar. I grew up in Madagascar, home of the baobab — a tree that puts down more root than canopy, and outlives everything around it because of it. That idea became the name of this business and the way I run it.
I've been hosting on Airbnb for over 10 years. I've handled the 3am messages, the last-minute cancellations, the quiet Februaries and the weeks where pricing it right made a month's difference. I learned what actually moves occupancy by getting it wrong first, on my own properties.
Baobab Solutions exists so owners don't have to repeat that decade. You get the benefit of the roots. You get the fruit.
Questions
Our management fee averages 16% of booking revenue, typically in the 15–18% band depending on the property, its location and how much hands-on work it needs. Most UK short-let management companies charge 20–25%, so on the same revenue you keep meaningfully more.
The fee is a percentage of what you actually earn. If the property does not book, we do not get paid — our incentive and yours point the same way.
A letting agent finds you one tenant a year and collects rent. We run your property as a short-let business: pricing that changes daily with demand, a listing optimised for Airbnb's search algorithm, professional photography, and guest communication handled around the clock.
Short-let income is usually higher than long-let income on the same property, but only if the pricing, listing and guest experience are actively managed. That active management is the whole job.
We use purpose-built hosting automation to answer guest messages within minutes, at any hour, trained on your property — the wifi code, the parking situation, the quirks of the boiler, your check-out time.
Routine questions are answered instantly. Anything unusual, sensitive or high-value is escalated to a real person. Guests get speed without losing the feeling that someone is actually looking after them.
No. Photography is included in the management service because it has such a direct effect on bookings, but if you already have strong photography we will happily work with it.
Interior design is a separate optional add-on. We have a designer relationship that gets our owners trade rates, and we only suggest it when the return clearly justifies the spend.
We manage short-let and Airbnb properties across London & the South East. Listing optimisation, dynamic pricing and guest communication can be run remotely for properties anywhere in the United Kingdom.
If you are outside our on-the-ground area, get in touch anyway — we will tell you honestly whether we can serve you well.
It depends entirely on the property, the location and how the listing is performing now. Rather than quote a number we cannot stand behind, we will look at your actual listing and give you a written, specific assessment of where the gaps are.
That review is free and there is no obligation to sign anything afterwards.
Heydar Asgaraly has spent over 10 years hosting on Airbnb — running listings, handling guests, learning what actually moves occupancy and what does not.
That is the "deep roots" in our name: this is not a franchise playbook, it is a decade of hosting experience applied directly to your property.
Send us your listing link through the enquiry form, or call us. We will review the property and come back to you with a free written assessment, usually within two working days.
If it looks like a good fit on both sides, we will talk through the fee and what onboarding involves. No pressure and no obligation.
